04.26.16 NAI KLNB Brokers More Than 13,000 Square Feet Of Leases At Hampton Overlook In Capitol Heights


NAI KLNB has brokered two leases comprising more than 13,000 square feet of space at Hampton Overlook in the Capitol Heights section of Prince George’s County, Maryland. The leases were signed with The Washington Newspaper Publishing Company for 6758 square feet of space and ServiceMaster by American Restoration Services for 6566 square feet of space. Alan Coppola and Mike Miller of NAI KLNB represented the landlord, Hampton Center East, in both transactions.


The Washington Newspaper Publishing Company intends to utilize the new space for the distribution and storage of newspapers, magazines and other print media, as well as associated materials and equipment. ServiceMaster leased the space for the purpose of warehousing carpet cleaning equipment, and floodand flood restoration equipment. The company, which provides disaster restoration services for both residential and commercial product types, also intends to use a portion of the space for offices.


Hampton Overlook is a single-story, 45,000 square foot project that is part of the two-building, 73,000 square foot industrial portfolio within Hampton Park Industrial Park. The project features dock loading capabilities and free, surface parking at the rate of 2.6 spaces per 1000 square feet of space. The building is currently 100% occupied, but approximately 9800 square feet of space becomes available in mid-summer 2016.


“Both companies represent diverse uses that were attracted to Hampton Overlook based on the flexibility of the space, the availability of a large parking field and its position within close proximity to an exit on the Capital Beltway,” stated Mike Miller of NAI KLNB. “With the increase in recent leasing activity the space becoming available in the building this summer is a great opportunity for another company to take advantage of this tremendous access. In addition the new vacancy provides much sought after dock and drive-in loading.


Hampton Commerce Center is positioned the beltway interchanges at Central Avenue and Ritchie Marlboro Road on Interstate 95/495. Business amenities in the area include retail shopping, Home Depot, and a variety of dining opportunities. Fedex Field is also nearby.
